The syndicators recommended IDeA for renovation of these two 1958 & 1960 properties to . Renovations include deferred maintenance and accessibility needs. The first complex Baltimore Gardens is a two-story garden style configuration built in 1958 on 3.08 acres.  Units are a mixture of 3 studio units (332 SF), 98 one-bedroom units (478 SF), 60 two-bedroom units (785 SF), and 4 three-bedroom units (925 SF) for a total of 165 units. The office is located in one of the building types.   We understand that there are (7) building types.  Due to the age of the property, built before 1991, the complex does NOT need to meet the requirements of Section 504 of The Fair Housing Act.  Renovations will need to comply with UFAS and ANSI accessibility requirements and ADA for the office.

The second property Cleveland Garden is comprised of 36 units built in 1960, that contains 25 one-bedroom units (480 SF), and 11 two-bedroom units (640 SF), located in one-story garden style configuration on 0.86 acres. There is a laundry in one of the buildings.  There are currently no site amenities except for parking. We understand that there is (2) building types.
